So most investors are seeking off market deals whenever possible. How can you do this effectively?

Here are 5 strategies:

1. Select an area of interest, where you already own or want to own properties.

2. Call all the property owners in your area of interest.

3. Develop relationships with the brokerage community. Sometimes they have clients that want to do a deal quietly and not go to market.

4. Talk about what you do and what you and your investors are looking to buy. Do this in public and share as much information as possible on social media. This should help others and also make it clear what you want in an investment. LinkedIn is a good place to share this type of information.

5. Connect with other industry professionals, such as other owners, operators, property managers, architects, civil engineers, builders. They all have connections and we are all in this to add value to each other’s work.
